Ryals Field is one of the more distinctive villages inside Two Rivers because it combines something that can be difficult to find in a large master-planned community: larger homesites with a gated entrance and access to a private social club. The homes here are not the entry point into Two Rivers. Current plans range from roughly 2,500 square feet into the upper 4,000s, and several offer four, five or more bedrooms, three-car garages and substantial living space. The tradeoff is equally important. You're paying for more house, a larger homesite and a higher level of amenity access, and that means the overall cost of living here is considerably higher than some of the other Two Rivers villages. Ryals Field is less about simply getting into Two Rivers and more about deciding how much of the Two Rivers lifestyle you actually want to pay for.
Ryals Field at Two Rivers is a new construction community in Zephyrhills, FL, with homes priced $699K to $995K, HOA $423.59/qtr, CDD/MUD $4,441/yr, flood Zone X (low risk).

Ryals Field feels more residential and spacious than some of the other Two Rivers villages. The 60- and 70-foot homesites give the neighborhood a different scale, and the gated entrance adds another layer of separation from the larger community. You're still part of Two Rivers, with its trails, green spaces and growing collection of amenities, but the homes themselves feel more substantial. This is the village for the buyer who wants the master-planned lifestyle without giving up the feeling of having some breathing room around the house. And then there is The Landing. Because Ryals Field residents have access to the private club, the lifestyle here has a strong recreational and social component as well.
Ryals Field is actively selling and building. The current Two Rivers map identifies Ryals Field as an active gated village with 60- to 70-foot homesites. The community's current model and floor-plan information includes multiple homes ranging from approximately 2,535 square feet to nearly 4,900 square feet. Two Rivers itself remains under development, so buyers should expect construction activity and continued changes around the village as additional homes, infrastructure and amenities are completed. The Landing is also still part of the future development picture, with current information targeting late 2026 for its opening.

Yes. Ryals Field is one of the gated villages within Two Rivers and offers 60- and 70-foot homesites.
he Landing is a private social club available to residents of Ryals Field and five other Two Rivers villages. It is planned to include fitness and wellness facilities, tennis, pickleball, two pools, dining, children's spaces and social events.
Ryals Field is the Two Rivers village I'd put on the list for the buyer who keeps saying, "I don't want to feel like I'm living on top of my neighbors." The larger homesites make a real difference, and the homes being offered here are substantially larger than the entry-level options elsewhere in the community. You also get the gated setting and access to The Landing. But this isn't the inexpensive way into Two Rivers. Between the higher home prices, HOA, CDD and private-club costs, the numbers add up. That's not necessarily a negative. It just means Ryals Field needs to earn its place on your shortlist based on how you actually plan to live. If you want space, a larger home and a neighborhood with a private-club lifestyle, it makes a strong case. If you don't care about the club and would rather put that money into the house itself, another Two Rivers village may give you a better fit.
