We Believe You Should Know Where You're Moving - Not Just What You're Buying.

Buying a new construction home should be exciting.

Instead, it can feel like trying to solve a puzzle with half the pieces missing.

The advertised price isn't always the price you'll pay.

The model home doesn't tell you what the neighborhood will look like in five years.

"Minutes from everything" doesn't tell you what the commute actually feels like.

And a beautiful home doesn't necessarily tell you whether the builder is right for you.

    We think buyers deserve better.

    That's why we built Vicinity.

It Started With a Simple Question:

What if buying a new home started with the place, not the house?

For too long, the real estate experience has centered on the property.

Square footage. Bedrooms. Bathrooms. Countertops. Floor plans. Starting prices.

But people don't actually buy those things.

They buy Saturday mornings. They buy the commute they can live with. The neighborhood where their kids will grow up. The coffee shop they'll become a regular at. The backyard where they'll spend Sunday afternoons. The community that feels like home.

    They buy a life.

    We call that Lifestyle-First.

And it changes the questions you should ask before you buy.

That's What Vicinity Is Built Around.

Vicinity is a new-construction discovery platform designed to help people understand the whole decision, not just the house.

We bring together the information buyers actually need: the home, the community, the builder, the true cost, the neighborhood, the commute, and the professionals who can help.

Because none of those things exist independently. They all affect whether a place is right for you.

We Don’t Believe in “Starting At.”

A home advertised at $400,000 may not feel like a $400,000 home once you add the costs that come with owning it.

HOA. CDD. Taxes. Insurance. Lot premiums. Upgrades. And the things the brochure doesn't make especially easy to find.

That's why Vicinity looks beyond the headline price.

We want buyers to understand the real financial picture before they fall in love with the model.

Because falling in love with a home is easy. Figuring out whether you can comfortably live with the payment is the important part.

We Don’t Believe “Conveniently Located” Is Enough.

Every community brochure has a version of: “Conveniently located near everything.”

But convenient for whom? And how long does it actually take to get there?

We believe proximity should be experienced in real life, not described in marketing language.

That's why Vicinity looks at the things that affect everyday life: commute, roads, traffic, shopping, healthcare, recreation, airports, and future development.

The things you'll care about after the model-home excitement wears off.

We Don't Believe a Beautiful Model Tells the Whole Story.

Of course the model looks beautiful. It's supposed to.

But buying new construction means making a much bigger decision than choosing countertops.

You want to understand the builder, the community, the construction, the warranty, the surrounding development, the costs, and the timeline.

The things you can't see from the kitchen island.

We believe buyers deserve the full picture. Not because we're trying to make builders look bad. Because good builders, good communities, and good professionals should have an opportunity to prove their value.

And We Believe Local Expertise Matters.

Technology can give you data. It can't replace someone who knows the market.

The agent who understands the builder. The lender who understands new-construction financing. The local professional who knows what the neighborhood is really like. The builder who can explain what they're doing differently.

That's why Vicinity isn't just a search platform. It's an ecosystem of people and information designed to make the new-home journey easier to understand.

We're Building Something Different for the Professionals, Too.

The real estate industry is full of talented people with incredible local knowledge.

But too much of that expertise stays offline. It lives in conversations, text messages, phone calls, showings, and years of experience.

Vicinity helps turn that knowledge into something buyers can actually discover.

For agents, that means building local authority. For lenders, it means demonstrating financial expertise. For builders, it means telling the complete story of their communities. For vendors, it means becoming a useful resource at the moment homeowners need them.

The goal isn't more noise. It's better information.

Our Belief Is Simple. Better Information Creates Better Decisions.

We're not here to tell you which home to buy.

We're not here to tell you which community is “the best.”

And we're not here to replace the professionals who know their markets.

We're here to give you a better starting point: the information to ask better questions, the context to compare your options, and the confidence to decide what fits your life.

Your place should be your decision.

    This Is Vicinity.

A place to explore new construction.

A way to understand the real cost.

    A resource for discovering communities.

A connection to professionals who know what they're doing.

A better way to research the place behind the address.

And ultimately: a way to find your place.

We're Building the New Standard for New Construction.

The way people search for homes is changing. The way they research communities is changing. The way they find information is changing.

AI is changing how people discover answers. Consumers are becoming more informed. And transparency is becoming more important, not less.

We believe the future of real estate belongs to the companies and professionals willing to provide better information, better context, and better experiences.

    That's the future we're building.

    Where Our Numbers Come From

Community fees can change and some figures are supplied by listing contributors. Use the amounts shown as a starting point, then confirm them with the HOA, district or builder.

    • HOA dues and capitalization fees come from community declarations, management-company schedules or listing contributors, where available. Check the current schedule before you sign.
    • CDD, MUD, PID and Mello-Roos assessments come from county tax collector or district records where available. The annual amount may include both debt service and operations costs; ask for the current tax bill.
    • Flood zone designations come from published flood maps where available. Check FEMA's map for the exact property address.
    • Pricing and lot availability come from the builder or the community's listing contributor. Availability and pricing can change without notice.
    • Corrections are welcome. If a builder, district, or homeowner sees a number that has changed, please contact us so we can review the listing.

A listing's update date is not a guarantee that every fee was independently verified. Amounts are informational, not a quote; ask the builder and the community for the latest fee schedule, lot premium and tax assessment before making a decision.
