    Flood Zone Lookup FAQ

How accurate is this flood zone lookup?
This tool queries FEMA's official National Flood Hazard Layer (NFHL) in real time, the same data your insurance company and mortgage lender use. Results are accurate to the parcel level but should always be confirmed with a FEMA Elevation Certificate before closing on a home.
    Do I need flood insurance?
Federally backed mortgages require flood insurance for any home in a Special Flood Hazard Area (zones A, AE, AH, AO, V, VE). Lenders may require it on a case-by-case basis in moderate-risk zones. Even in low-risk zones, FEMA reports that 25% of flood claims come from outside high-risk areas.
What's the difference between Zone X and Zone AE?
Zone X is minimal risk, outside the 1% annual chance floodplain. Zone AE is high risk, inside the 1% floodplain with a defined Base Flood Elevation. Flood insurance is mandatory in AE for federally backed mortgages and typically costs $1,500 to $4,000/year.
Can a property's flood zone change?
Yes. FEMA periodically updates Flood Insurance Rate Maps (FIRMs) as new studies are completed. A home in Zone X today could be re-mapped to Zone AE after a new study, and vice versa. Check your zone every few years.
    Is this tool free?
Yes, completely free with no signup required. Vicinity built this tool because flood-zone information is hard to find and one of the biggest hidden costs in new construction. We use the official FEMA NFHL data and the U.S. Census geocoder.
