Ackley is one of the villages that makes up Two Rivers East, and it sits in a pretty practical middle ground. You aren't buying into one of the community's largest-lot neighborhoods, but you're also not giving up the feel of having your own single-family home. The 40- and 50-foot homesites provide enough room for everyday living without creating a neighborhood where every house needs a huge yard to feel comfortable. The other big piece of the Ackley experience is The Nest. It is the shared lifestyle center for Ackley and three neighboring Two Rivers East villages, and it is now open. Residents have access to pools, pickleball, a playground, dog parks and outdoor gathering areas without having to leave the community. Current home offerings range from roughly 1,607 square feet to more than 3,800 square feet, with current pricing beginning in the mid-$300s and extending into the $600s depending on the home and options. In other words, Ackley isn't really about finding the biggest house you can buy. It's about finding a home that gives you enough space while putting an active community lifestyle right outside your door.

Ackley has a comfortable, active suburban feel. It doesn't have the larger-lot, more private feel you'll find in Ryals Field, and it doesn't have the lock-and-leave character of Fairwood's villas. Instead, Ackley sits somewhere in the middle. The neighborhood is compact enough that the amenities feel close, and The Nest gives residents a reason to actually spend time outside the house. You can walk over to the pool, take the kids to the playground, play pickleball or bring the dog to the park. Those little things are what can make a master-planned community feel like a neighborhood rather than simply a collection of houses. And because Ackley is part of the larger Two Rivers community, there are also trails, green spaces and natural areas woven throughout the development.
Construction Update Ackley is actively selling and building. Current inventory includes multiple quick move-in homes, with available floor plans ranging from approximately 2,487 square feet to 3,805 square feet in the larger current collection. Additional floor plans and product lines are available within the broader Ackley offering. The community is still developing, so buyers should expect ongoing construction and continued changes around the village. The Nest is now open, which means one of the major lifestyle pieces associated with Ackley is no longer a future promise. Residents can actually use it today.

Yes. Ackley is one of four villages with access to The Nest, along with Archer, Fieldcrest and Creekwood. The Nest is now open and includes pools, pickleball, dog parks, a playground and clubhouse/event space.
Yes, rental use is permitted, but current listings identify a seven-month minimum lease period. Anyone purchasing specifically for rental purposes should verify the current HOA documents before closing because rental rules can change.
Ackley is the kind of neighborhood that makes more sense when you stop comparing houses and start comparing how you want to live. If you want a huge yard and lots of breathing room between homes, this probably isn't the Two Rivers village I'd put at the top of your list. But if you want a comfortable single-family home, access to a lot of amenities and a neighborhood where there are actually places to go and things to do, Ackley deserves a closer look. The Nest is probably the biggest part of that equation. It gives the eastern side of Two Rivers its own social center, and because it's already open, you can experience it before you make a decision rather than trying to imagine what a future amenity might feel like. Just don't make the mistake of looking at the advertised home price and stopping there. The HOA and CDD matter. The homesite matters. And whether you'll actually use the lifestyle amenities matters. That's the Vicinity question: Does Ackley fit the way you actually want to live?
