Archer is one of the villages that makes up Two Rivers East, and it has a slightly different feel from the villages we've looked at on the west side of the community. The homesites are 50 to 60 feet, so you're getting more room than you would in a compact villa neighborhood like Fairwood, but you're not paying for the larger homesites found in Ryals Field. Current homes range from about 1,560 square feet to just over 3,300 square feet, with three- to five-bedroom options. The biggest lifestyle feature is The Nest, which is now open and serves Archer along with Fieldcrest, Ackley and Creekwood. It gives this part of Two Rivers its own community gathering place, with pools, pickleball, playgrounds, dog parks and outdoor gathering areas. For a buyer comparing Two Rivers villages, Archer sits in an interesting middle ground: more space and more home choices than some of the smaller options, without moving into the higher price range of the larger-lot villages.
Archer at Two Rivers is a new construction community in Zephyrhills, FL, with homes priced $341K to $535K, HOA $70/mo, CDD/MUD $3,474/yr, flood Zone AE (high risk).

Archer has more of a family-and-activity-centered suburban feel. The neighborhood is built around practical family-sized homes rather than oversized estate properties, and The Nest gives residents a place to swim, play pickleball, take the kids to the playground or let the dog run. The result is a neighborhood that feels designed for people who actually want to use their community rather than simply drive home and close the garage door. It also benefits from being part of Two Rivers East, where the villages share a common connection to the larger Two Rivers trail system and outdoor spaces.
Archer is actively selling and building. Current inventory includes both completed and under-construction homes, with available plans ranging from approximately 1,560 to 3,313 square feet. Current listings include homes projected for completion later in 2026, so construction activity remains part of everyday life in the village. The Nest is now open, which is an important change from earlier Two Rivers information that described it as a future amenity. Two Rivers as a whole is still developing, so buyers should expect continued home construction and additional infrastructure and amenities as the master plan fills in.

Archer sits in Two Rivers East and offers 50- to 60-foot homesites with a range of single-family homes from about 1,560 to more than 3,300 square feet. Its biggest distinguishing feature is access to The Nest, the dedicated lifestyle center shared by Archer, Fieldcrest, Ackley and Creekwood.
The Nest includes a resort-style pool, five-lane lap pool, covered cabanas, three pickleball courts, bocce and cornhole lawns, playgrounds, large- and small-dog parks, an event pavilion, picnic and grilling areas, fire pits and clubhouse/event space.
The Nest is different from The Landing. Archer residents have access to The Nest as the village-specific amenity center, while The Landing is a separately operated private social club serving several Two Rivers West villages. Buyers should not assume The Landing's private-club costs apply to Archer.
It can be. The combination of three- to five-bedroom homes, family-oriented amenities at The Nest, nearby schools and access to the larger Two Rivers community makes Archer particularly relevant for families. The better question is whether the home's size, lot and total ownership cost fit the family's needs compared with the other Two Rivers villages.
