CDD & HOA Fee Calculator: The True Monthly Cost of a New Construction Home

Standard mortgage calculators leave out the single biggest surprise in new construction, the special-district assessment. This one includes CDD, MUD, PID, Mello-Roos, and metro district fees alongside HOA dues, taxes, insurance, and PMI.

    Start from a state preset

CDD bonds run 15 - 30 years and are collected on the non-ad-valorem line of your tax bill.

    Your numbers

PMI of 0.6% of the loan balance is added automatically when the down payment is under 20%. Escrowed district assessments raise your debt-to-income ratio, so this number, not the sticker mortgage payment, is what your lender underwrites.

Why new construction payments come in higher than buyers expect

The mortgage payment you see on a builder's website is principal and interest only. On a new-construction home in a master-planned community, three more line items land in your escrow: the base property tax, the special-district assessment that repays the bond used to build the roads and amenities, and homeowners insurance. HOA dues are billed separately on top of all of it.

On a $450,000 Florida home with a $2,200 CDD and $120 HOA, that's roughly $300 per month the sticker payment never showed you, enough to move a buyer from comfortably qualified to declined.

    CDD & HOA Calculator FAQs

What does this new construction cost calculator include?
It calculates your true monthly carrying cost on a new construction home: principal and interest, base property tax, the special-district assessment for your state (CDD in Florida, MUD/PID in Texas, Mello-Roos in California, CFD in Arizona, metro district in Colorado), HOA dues, homeowners insurance, and PMI when your down payment is under 20%. Most mortgage calculators skip the district assessment entirely, which is why buyers are surprised at closing.
How much do CDD and HOA fees add to a monthly payment?
A typical $2,200/year CDD adds about $183 per month, and a $120/month HOA adds another $120, roughly $300/month on top of the mortgage payment a standard calculator shows you. In high-assessment communities (luxury Mello-Roos districts, new Texas MUDs, Colorado metro districts) the combined figure regularly exceeds $600/month.
Are CDD, MUD, and Mello-Roos fees included in my escrow payment?
Usually yes. Because these assessments are collected on the annual property tax bill, your lender escrows for them along with your taxes. That means they raise your monthly escrow and therefore your debt-to-income ratio, which can affect how much home you qualify for.
Do these fees ever go away?
The bond (debt service) portion goes away when the district's bond matures, typically 15 to 40 years depending on the state and district. The operations and maintenance portion continues indefinitely. HOA dues never go away and typically rise with inflation.
    How accurate is this estimate?
It is an estimate for planning, not a loan quote. Actual assessments vary by homesite, lot size, home type, and district bond schedule. Vicinity publishes the exact HOA and district fees on every neighborhood listing, and your lender's Loan Estimate is the binding figure.

The House Isn't the Whole Cost.

Two homes with the same purchase price can have very different monthly and annual costs. Why? Because the communities around them may have different fees.

    HOA Fees

May cover things like community maintenance, amenities, common areas, and other services depending on the community.

    CDD Assessments

Community Development District costs can help fund infrastructure and community improvements and may appear as part of your property tax bill or otherwise be structured according to the district.
