How to Choose a New Construction Community

Written and reviewed by Carla Goddard, Founder & CEO, Vicinity. Last reviewed September 12, 2026.

Choosing a new construction home starts with a decision that has nothing to do with countertops. Where do you want to live? A beautiful floor plan can be changed. A kitchen can be remodeled. Paint can be replaced. But you can't move the community. That's why choosing the right new construction community deserves just as much attention as choosing the right home. Before comparing floor plans, walk through the bigger picture. Look at the location, the neighborhood, the costs, the future development and what everyday life will actually feel like. The best community isn't necessarily the newest, largest or most amenity-rich. It's the one that fits your life.

    Start With Your Everyday Life

    The first question isn't:

"What amenities does the community have?" It's:

"What do I need my life here to look like?" Think about an ordinary Tuesday. Where will you work? How far will you drive? Where will you buy groceries? Where will the kids go to school? How close do you want to be to family? How often will you go out to dinner? Do you want restaurants and shopping nearby? Do you want a quiet neighborhood where you'll drive for everything? Your answers will tell you more about the right community than a list of amenities ever will.
