You've made it through the floor plan decisions, selections, construction and inspections. Now you're close to getting the keys. Before you close, there's one more important step:

The final walkthrough. This is your opportunity to go through the home and make sure it is substantially what you expected to receive, and that agreed-upon work has been completed. It isn't a design tour. It isn't a second home inspection. And it isn't the time to decide whether you like the paint color. The walkthrough is about verifying the home before you take ownership.

    What Is a Final Walkthrough?

A final walkthrough is a last review of the property before closing. The timing varies, but it typically takes place shortly before closing. The goal is to confirm that:

    • The home is substantially complete
    • Agreed repairs have been addressed
    • Appliances and fixtures are present
    • Systems appear to be operating
    • There is no obvious new damage
    • The home matches the agreed plans and selections
    • Items that were supposed to be completed have been completed

Your contract and local practices determine exactly what rights and obligations apply. Think of the walkthrough as your last opportunity to look carefully before the transaction is complete.
